Residential with a Boathouse

  • Residential with a Boathouse is conceived as a contemporary boathouse with residences above, integrating working waterfront activity with domestic life through clear vertical organization, material restraint, and disciplined massing. The project establishes a civic presence at the water’s edge while providing a composed residential environment elevated above.

    The building is organized as a stacked program. A permeable boathouse level engages the landscape directly, supporting boat storage, launch, and communal gathering. Above, residential volumes are lifted and articulated as offset masses, reducing perceived scale while allowing light, air, and views to pass through the structure. This vertical separation reinforces the transition from public and shared activity below to private living above.

    Facade articulation and depth of opening respond to orientation and use. The lower level is defined by transparency and durability, reinforcing its role as an active ground plane. Upper residential levels employ controlled apertures and framed glazing to balance expansive views with privacy, modulating daylight and supporting calm interior atmospheres.

    Residential interiors are organized for flexibility and collective living, with primary spaces oriented toward the water. Circulation unfolds gradually from shared zones to private rooms, reinforcing daily ritual and spatial clarity. Material selections emphasize robustness and longevity, allowing the building to weather its environment while maintaining a sense of permanence.

    Through restraint rather than formal gesture, the Residential and Boathouse positions architecture as an interface between land and water - supporting communal activity below and retreat above; while fostering connection, use, and a heightened awareness of place.
